Newcastle’s inner suburbs encompass a wide area on the fringe of the city from Hamilton to Adamstown Heights.

Buying anywhere within these suburbs will place you just a short 10-minute drive from any of Newcastle’s beaches or all that the CBD has to offer, while also offering homes on larger blocks with leafy outlooks and the benefit of being surrounded by community-minded locals and families.

Hamilton is an older suburb, built on a grid that surrounds the popular Beaumont Street, with an abundance of cafes, restaurants, pubs and shopping. Hamilton South is known for its wide, tree-lined streets with grand federation-style homes. It’s a popular choice for families, with zoning for Hamilton South Public School and Newcastle High School.

Just slightly further out are Adamstown, Adamstown Heights, Kotara and Kotara South. All of these areas are still quite central and offer their own shopping precincts, like Brunker Road, and we are seeing more and more neighbourhood cafes and shops popping up in these areas.

Adamstown Heights and Kotara largely offer splitlevel homes on larger blocks, plenty of parking, big yards with pools (or the option to add one in) and natural surrounds. Schools in these areas include Adamstown Public, St Pius X High, Kotara South Public and Kotara High.

Median house prices range from $855,000 to $2.2 million, while units are priced anywhere from $615,000 to $960,000. The best return on investment for homes in Kotara currently sits around 3.23%, while apartments in the same area can return around 4.37%.
