Southern Lake Macquarie spans the areas from Belmont to Swansea Heads, and features a number of small beaches and quiet villages where the lake connects to the Pacific Ocean.

The highest average house sale price in the Southern Lake Macquarie area recently was $1.5 million in Pelican, while apartments sold anywhere from $557,500 in Belmont to $963,500 in Caves Beach. The highest average return on investment for houses was in Belmont North at 4.38% and 3.7% for apartments in Belmont.
